All deposits and payments are considered firm commitments (for both the property and the tenants) and are non-refundable. In the event that it is necessary to change the dates completely, the unused portion can be credited to a future reservation within the following 12-month period of the original rental agreement subject to the availability of the PROPERTY. The above cancellation policy does not apply to key holidays (Christmas, Easter and New Years week). The payments corresponding to the reservation payments for these dates are non-refundable and alternative dates for these periods cannot be accommodated. All cancellations must be received in writing at least 30 days before the arrival date. Refunds are not allowed unless the same property can be rented for the same dates. Otherwise there is no refund. Any refund will be less a 20% penalty charge. There are no refunds or credits on cancellations received less than 30 days prior to arrival. If the owner must cancel due to a natural disaster such as a hurricane or an earthquake, or if the house must be sold, all deposits will be returned in full, or if the tenant so wishes they can change to another accommodation of the same or higher quality. The latter is subject to the availability of alternative accommodation. In case of blackouts and / or suspension of the water service to the development, in the residential area or property, no refund or compensation will be returned to the TENANT. However, in the event that these were the cause or consequence of the bad property management, return would be considered. Once the full balance of the house has been paid, no adjustments can be made to the rate. No refunds will be made if there are fewer guests.
